So my campaign has reached that pivotal moment where my players are taking their first tentative steps into the frightening world of imaginary real estate.

They've arrived in a large city and are planning on staying for a while. A lot of the questions surrounding next week's game are going to involve prices for renting/buying a house. Thankfully I was able to hold off their questions by tricking them into walking around town looking for property and then throwing a combat encounter in front of them. *whew*

Are there basic rules for this in one of the books? I haven't been able to find anything. If there aren't, has anyone come up with some clever rules of thumb regarding pricing vs size/resources/location?

If I´m correct there are rules for this in arms and equipment guide.
But I´m sure that there are rules for it in the D20 product "A magical Medieval Societ - Western europe." It includes everything You need to know about mansions and such..

Page 101 of the dmg. For rent I would say use 10% of the value a year for rent. Then divide that by twelve. Like 8 gp a month for a simple 3 room house.

While not specifically what you were asking for, the Arms and Equipment Guide contains prices for furniture, assorted foods (like different types of nuts), and other miscellaneous items that may make running a house more interesting. :)

While the A&E guide should help . . . wouldn't the Stronghold Builder's guide be more of assistance?

No, for now they're pretty much broke and stuck with a house and there's no open area in the town for them to start building their own keep.

Oh, but that's the best thing about the stronghold builder's guide. it's not just about keeps it's about any type of architecture. I'd strongly suggest you at least find it and thumb through it before you decide to ignore it outright.

There's no open area in the town for them to start building anything. And they won't have the money for any remodelling that includes more than a sledgehammer and a can of paint for quite some time.

Well, even if they're not creating their own home, you could use it to plan the layout of the one they end up renting, and any other buildings they come across. It's a nifty book which I wold recommend.

you could just go off of a % of how much gp they have. like if the average gp your players have atm is 1000gp, then make it like 10gp a month. 2000, then 20gp, something like that.
