Is there a Light Armor that is Better than Studded Leather, with only an armor check penalty of -1 (since this is taken care of with Masterwork Armor)

Unless you have a 20 or higher Dexterity, Chain Shirt is certainly better than Studded Leather.

EDIT:
And yes, as Bulabase mentioned, Mithril Shirt is rediculously good.
Mithral Shirt: This extremely light chain shirt is made of very fine mithral links. Speed while wearing a mithral shirt is 30 feet for Medium creatures, or 20 feet for Small. The armor has an arcane spell failure chance of 10%, a maximum Dexterity bonus of +6, and no armor check penalty. It is considered light armor and weighs 10 pounds.
No aura (nonmagical); Price 1,100 gp.

I am making a 5th level Swashbuckler, with full Tumble, Balance, Jump, etc. So I really don't want any minuses to those skills, the Mithril Shirt looks real good, so is that a +4 AC as well like a chain shirt?

Yes, the Mithril Shirt is a Chain Shirt made of Mithril so gets +4 AC.

I know what you mean about the -1 to skill checks. I was also making a skill dependant rogue and at first the studded leather caught my eye. After a bit, though, I realized that +1 to AC was far more important.

Well when I picked up the books for the first time in about 2 years (actually a first with 3.5), I quickly spend the 9000 that the GM gave me on; +2 Studded Leather, Masterwork Quickblade, Ring of Protection, Masterwork Short Bow, Arrows, and misc. equipment.

Rethinking- I really want Gloves of Dexterity +2 (4000), Masterwork Quickblade (375), +1 Buckler (1165) (don't need Shield Proficiency with a Masterwork Buckler or any +1 Shield for that matter I think). Mithril Shirt (1100), Masterwork Composite Shortbow +2 STR Bonus (575), Arrows, misc stuff etc.

Mithril Shirt definitly rocks. The cost to return ratio is excellent, espically for anyone with high dex, and the complete lack of an armor check penalty is no small laughing matter. Seriously, if the mithril shirt was any better...wizards could use it!!! :evillaugh :rofl: :evillaugh
