Need help for estimate cost of building a house [Archive] - Wizards Community

Alright, I understand there is a stronghold builders guide source book, but I don't have the time right now to find and look this book over. I'm running a campaign set in the moonsea, and my PCs want to build a small house to comfortably accommodate at least 4 people. This house is going to be built either on the outskirts of Phlan or Melvaunt. If possible could someone provide me a break down of cost. What is the value of a single acre, and the cost for material and construction of the home?

None of us can answer this except for Ed himself since there is no lore about this anywhere. I can pose the question to him but he might want more info and it might take him awhile to answer.

Well really what I need to know is how do you determine land value in FR, and just what is involved in land ownership. I can assume there must be some property tax. How does one and just who does one go to inorder to aquire a deed. As I've already mentioned the region is the Moonsea, and my PCs (4) were considering in purchasing land around the outskirts of Phlan to build a home as a sort of sanctuary/stop over point while there. I am unsure if the PCs would have to approach the council or do they seek out some sort of real estate agency. I could estimate labor to build the home without much of a problem, but what is the cost involved in material for a house? Furthermore what sort of a craft check would be required under home construction? Is there such a thing as a craft house check lol?

Frankly this seems to be a real waste of assets right now, considering the PCs are only level 2. Personally, I could think of a lot more useful, or rather life prolonging investments. Oh well, they want a house.

A handy rule of thumb I've used to synthesize monetary values is $20 = one gold piece. Ed responded to a question posed at Candlekeep last year with this number so I'll pass it to you. Hope that helps.
In all seriousness though, since the party is only 2nd level you have plenty of time to check what Arm's and Equipment Guide has to say about it...

Like I said, none of us can truely answer this because there is no lore about this in any FR sourcebook. :)

I think what Kuje suggested earlier, about posing this question to Ed over at Candlekeep, would be the best option for you to discover more about this aspect in the Realms.

I looked things up in SBG - a very basic house - 4 bedrooms common area, basic bath, basic kitchen and 1 storeroom runs right at 6000 GP. as for land prices in Phlan or melvaunt that is more problematic. In Phlan there is still a lot of destroyed older plots so I suspect that you could get the space you need fairly cheaply - say no more than a couple of thousand GP. Melvaunt is not as bad off and anything inside the walss is going to be too pricey - outside the walls it may be more affordable but I would guess it would still be more than Phlan. I wonder if they aren't better off renting an already built house - I believe prices for that are in the DMG or PH - or could be estimated form the prices there.

hhmmm... 1gp for every 20USD, that sounds reasonable. I'll pose the question at Candlekeep as well. I guess it wouldn't hurt.

I remember an article in a recent Dragon issue where it talked about fixing up an abandonded building and claiming it as your own. Maybe that would be an easier (and cheaper) option for your PC's.

In Phlan it would definitely be easier and cheaper - lots of semi-destroyed houses available. Of course you may have to toss a few laired monsters out as well and keep others from thinking it was open for "rent" afterwards. And it might not be all that much cheaper either - the costs in SBG include not only walls etc but furnishings - somehting your going to have to get new either way. Besides the more rundown it is the more like starting from scratch you are so my personal rule would be 1/2 the cost just for furnishings and then you pay 10% plus the difference between the extent of delapidation and full cost ( if its 50% down you would pay 60% of the remaining 3000 GP for cleanup, and rebuilding).
