what is best a Familiar or a Cohort?

Depends on what you want them to do I guess.

Cohorts for the most part have more combat potential than the standard familiars. However, there are certain things that familiars can do a lot better than most cohorts. Scouting for one can be very capably performed by a familiar. I suppose you could get a monk or rogue cohort to do the same thing.

For the most part though, I've found that most players use their familiars as a role-playing device rather than a power-gaming one.

familiars are not very strong.. as Gargs454 said, they are better suited as "tools" for RP rather than combat. Scouting, diversions, do something "cute", distract, trap-fodder is you are desesperate, go fetch something are all kind of thing a familliar can do without too much trouble..

To be fair, it takes a feat to aquire a cohort. You really shold compare a blink-dog familiar with a cohort, because both the feat to et a blink dog and a cohort require a level around the same level. I would say an improved familiar is better.

maybe this helps: i am a warlock, so it require 2 feats, obtain familiar and celestial familiar (is what i have chosen, but i havenīt started my character yet).

It doesn't help.

Cohorts and Familiars are two entirely different things, so which is "better" depends ENTIRELY on YOU and what you want to do with them.

If you want something that's more or less an extension of your character, that you could conceivably treat like dirt and not worry about it betraying you (for the most part) to your death, and can enhance your spellcasting (invoking in this case) and sensory range, then you want a Familiar.

If you want essentially a second character who is pretty damn loyal to your own, then you want a Cohort.

I'd much rather have a familiar. A lot of my rogue characters take a few levels in wizard/sorcerer so they can get the familiar and utility spells.

It's nice having a second set of eyes.
