Semi-static items, actually (of course) not worn nor wielded, that can make an encounter in the adventurers' very lair an interesting new option.

We don't know yet if the existence of lair items implies the existence of rules for building/owning lairs. My guess is that there will only be guidelines, and maybe not even in AV2, but in the DMG2. OR, they will release another sourcebook later with a detailed system, maybe even lair-based adventures, quests, rewards and/or an entirely new mechanic in order to "play SimCity" (or Sims...) with your characters, making possible to plan whole playing sessions entirely centered on building and micro-managing lairs/strongholds or the like.

Play Baldur's Gate 2 to have an example.

I have the AV2 already, and it seems that Lair Items break down into 4 major catagories:

1) Rooms that give you a certain bonus if you spend 24 hours in them. (Arcane Labratory, Austere Dojo)

2) Protective Items for Base (All-Seeing Eye, Door Warden)

3) Give Random Bonuses (Diplomat's Table, Bed of Rapid Rest)

4) Help with Rituals (Brilliant Scrying Basin, Ritualist's Lectern)

There are no rules in AV2 for setting up bases, just to let you know.

Thanks for the info! More or less what I expected. Can you give us gp prices of these things?

Sure.

Austere Dojo & Arcane Lab: 425,000gp

Allseeing Eye: 325,000gp
Door Warden: 13,000 gp

Diplomats Table: 13,000 gp
Door Warden: 840 gp

Brilliant Scrying Basin & Ritualist's Lectern: 13,000gp

Of the ones I didnt mention, the cheapest is the Sun Globe (a magic lamp) for 360gp, and the most expensive is Magic Weapon Rack (recharges daily powers of weapons or implements) for 625,000 gp
