How do I adjust challenge ratings for a very specific boon in 5e?

I have created a boon that activates when a certain player is in the presence of creature type x. Its a bit of an overkill but that's what I'm going for. I want to know how to adjust challenge ratings for encounters by taking the effects of the boon into account. I will be using Wraiths, Specters, and Ghosts as templates for creature type X. The boon is as follows.
-The boon comes into effect when the caster is within 120 feet of at least one creature type X.
-The caster and all allies within 60 feet gain resistance to necrotic damage, temporary hit points equal to half their hit point maximum, and 1d4 force damage is added to damage rolls.
-The caster automatically gains the highest initiative at the beginning of the encounter.
-The caster gains advantage on all attack rolls and saving throws against creatures type X.
-The caster adds +1 to all rolls involving strength, constitution, and charisma including saving throws.
-The caster adds +1 to his proficiency bonus.
-The caster gets an additional action on every turn.
-For every 10 points of damage that are inflicted by the caster or an affected ally the caster can summon a portal to a mysterious plane under any creature type X within 60 ft. The creature must succeed on a DC 20 strength saving throw or be pulled into the portal and destroyed.
-All effects end when here are no more creatures type X within 120 feet of the caster.
-When the boon ends the caster gains one level of exhaustion and must succeed on a DC 10 constitution saving throw or take 1d4 damage.
I would really appreciate any advice.

IMO, you don't adjust the encounter parameters. 

 

In the same sense that I don't make fights harder if my players have magic weapons, I wouldn't make them harder for this. Let a bonus actually be a bonus. Players will be happy they have it.
