Holed up, under attack

The set up:

House Medani is under attack from Clan Boromar, who are looking to gain access to the hard copy archives that House Medani has on past and ongoing investigations.

Boromar is under a large amount of pressure from Daask and due to the actions of the PCs, has been given some breathing room that they are looking to capitalise on.

The archival and warehouse holdings of Medani are in lockdown while they work to find information that will halt the Boromar's attacks. The PCs have been drafted in to guard one of the more important repositories.

The location:

Three storey building in middle central tavern district. No windows.

Ground floor: One doorway, studded wood. This leads to an atrium area that is closed off from the main rooms with a sturdy iron gate. Shelves of documents fill this floor. There are also two bed spaces and a rudimentary storage area for rations and supplies.

First floor: Old balcony entrance, was bricked up a long time ago. Storage crates are here, full of papers for sorting.

Second floor: Stairway leading up to the roof. Blocked by a lockable door. Holding area for stock being moved.

Roof: Small hut to protect potential guard or stock from elements, landing space for skycar.

To make stock movement easier, there is a central shaft from the second to the ground floor with a perma feather fall on it. A winch is used to lift stock up and a ladder is used to move people up.

The idea:

Clan Boromar will be attacking. They will be trying anything to get into the warehouse, from duplicity, bribery, threats and ultra violence.

This will be over the course of around three weeks, to enable me to build monotony, then tention, culminating in an all out attack.

I'm looking for ideas as to how they might go about this, things they could use, nasty tricks etc!

How about a corrupt member of Medani that undermines the PC's actions? Perhaps even the one responsible for coordinating the guards. At his command have them guard the most vulnerable or pointless to the task site of the building, if asked for reinforcenets give them none, perhaps even poison them just before the Boromar go for an all-out assault. No worse enemy than the one on your side...

If there's living space, there's likely some sort of sewer connection...

And gaseous form allows access by even the narrowest of openings.

If the Boromar clan can afford to have it developed, how about a false book that acts as a portable hole? Squeeze a Halfling with a bottle of air in there, and after it's delivered to the compound, the "inside man" opens it up and lets him out. Send in a crate of the things and you've got an army inside.

No-one has any other ideas?

What creatures or vermin would be appropriate, possibly for another portable hole attackbook?

The party is around CR 5.6, but tend to mince most things, so up to 9 or ten is appropriate.

Any alchemical substances that could be used to blast through doors or get into a building?

Spells?

Update:

So far they have had a night visit from a quiet thief who managed to unlock the front door and was working on the iron gate through the atrium when he was heard (guard dog got an 18 and the sleeping dwarf cleric got a 20!). didn't get much chance to speak as the cleric blasted him with divine fury.

The rogue/swordsage started cracking crates open to have a look to see what was in them, first one was one I had designated as containing a large centipeed, which was, unfortunately, minced.

Still to come is the old 'ooze under the front door' trick, a stealth raid and the final 'crash through wall' attack!
