Loading Property, how does it work?

I'm confused by the Loading weapon property. It says that because of the time needed to load the weapon you can only fire one piece of ammunition no matter how many attacks you have, but what does that mean?

 

If I'm wielding a crossbow and I fire it on my turn but I have extra attack can I reload and fire it again or do I have to wait until my next turn? Does reloading it count as interacting with an object? If so, can a rogue use cunning action to reload a crossbow?

 

I'm just trying to wrap my brain around how it works and how it's different than weapons that don't have that property. Thanks.

It means you can only fire 1/action, bonus action or reaction. So you cannot make  additional attacks with the same action with things such as Extra Attack for exemple. Reloading in itself doesn't cost any action though and thus a fighter with Action Surge should be able to attack twice on its turn as it use two different actions to do so for exemple. (i personally would not require an action to draw a second ammunition on your turn as proscribed by Other Activity on Your Turn on pg. 70)

If you have Extra Attack, you can still only make 1 attack with a "reload" weapon during that action. To take advantage of the extra attack(s), you will need to make the additional attack(s) with a different weapon, which might also have the reload property if you desire.
